Examples of defects we found on a few of our Home Inspections
Steel Jacks were installed below this floor beam for extra support at this home inspection in Manchester, TN. The jacks were resting on the dirt floor with no concrete footings below them, offering little structural support. These jacks were basically useless. We recommended that these piers be replaced with masonry block piers that rest on a prpper footing.
This older home was bulit in the 1950"s and most of the sewer line plumbing was the original cast iron and had heavy corrosion. We informed our client that the sewer line plumbing would need to be replaced soon, which would be a large expense. This home was located in Tullahoma, TN.
The exterior coils were frozen over on this HVAC unit. We first noticed that the upstairs was not heating properly and after further evaluation we determined that the exterior fan motor was inoperable and needed to be replaced. This home inspection was performed in Monteagle, TN.
CRAWL SPACE INSPECTION
On this home that we inspected in Winchester, TN, the plastic vapor retarder was missing on the crawl space floor. Microbial growth was present on most of the floor joists and many of the floor joists had deterioration along the lower edges from moisture exposure. We recommended to: repair or replace any affected joists, mold remediation, and to install a plastic vapor retarder on the crawl space floor.
ROOF STRUCTURE INSPECTION
If you look along the top of this photo, you'll notice that a few of the rafters have separated along the peak of the roof. It appeared that the rafters had spread apart which is a structural issue. This home was located in Grundy County.
On this home inspection, we discovered that several of the receptacles had reverse polarity. It appeared that the hot and neutral wires were reversed. An improperly wired outlet can be a deadly electric shock hazard. This home was located in Franklin County.
HVAC DUCT WORK INSPECTION
This inspection was performed on a brand new home. The HVAC duct work air return box installation was not completed. The open return would allow for dirty crawl space air to be recirculated in the home. This duct work inspection was performed on a home in Bedford County.
ATTIC INSULATION INSPECTION
The insulation in this attic was very low. We recommended that an insulation contractor evaluate and install more insulation as needed to help prevent energy loss. In our geographical location it is recommended by industry experts that the attic insulation be a minimum of R38. This inspection was done in Shelbyville.
Electrical wiring insulation was scorched inside the electric service panel indicating that the wires had overheated. We do a thorough inspection of the electric panel and any visible wiring. This was on a home inspection in Winchester, TN.
The inspection on this Lake Home in Winchester, TN revealed severe fungal growth on the basement walls. Flashing wasn't installed properly on the upper deck and water leaked behind the wall for years. The whole wall assembly needed to be replaced!
We found many decfects while performing this roof inspection. Many of the shingles were damaged and loose. The roofing shingles were also balding. We informed our customer that the roofing shingles should be replaced soon. The cost of replacement was roughly $8000.00. We did the home inspection for this house which was located in Shelbyville, TN.
TERMITE DAMAGE INSPECTION
The majority of the floor assembly had severe termite damage on this home we inspected in Tullahoma, TN. We were amazed by the amount of termite damage to the floor joists, girders, sill plates, and sub-flooing. We informed our clients of the thousands of dollars worth of needed repairs. They didn't buy the home.
CRAWL SPACE INSPECTION
In this crawl space, we noticed a fairly large amount of standing water on the crawl space floor due to water intrusion. It appeared that this crawl space may need to be encapsulated. This home was located in Coffee County.
DRYER VENT INSPECTION
The dryer vent hose in this home was the thin plastic flexible type, which is a fire hazard. We recommended that the vent pipe material be smooth metal to help prevent a fire and to help prevent build-up. This home was located in Murfreesboro.
In this home, we noticed that one of the GFCI receptacles near the kitchen sink would not trip when tested. We recommended that this receptacle be replaced. A GFCI outlet is an electrical outlet which is designed to protect people from deadly electric shock. This home was located in Franklin County.
In this home, we notified the customer that much of the water distribution line plumbing and the water supply line plumbing were old galvanized piping. A common problem with old galvanized piping is that it corrodes from the inside, which will restrict water flow. The galvanized piping will eventually need to be replaced. This plumbing inspection was done in Winchester.
